Property Management

Pivot Property Buyers; property management Sydney investors can rely on

Your investment property should work as hard as you do. For 14 years we have helped investors buy the right property at the right price. Our property management services are the natural next step: looking after that asset once you own it, so it keeps earning, holds its value and never becomes a second job.

We provide residential property management for investors across Sydney, from apartments and terraces to family homes. Every rental is run like an investment, not a transaction. We find quality tenants, set the right rent, collect it on time, stay on top of maintenance and keep you informed with clear, regular reporting.

Because we buy property for clients every week, we understand what drives rental demand and long term value in each suburb. That market knowledge, backed by data from the Pivot Pinpoint System, means sharper rent reviews, shorter vacancies and a property that is ready to sell or refinance when the time is right.

Whether you own one rental or a growing portfolio, you deal with one dedicated property manager who knows your property and your goals. Book a free rental appraisal and find out what your property could be earning.

Our Process

Property management process cycle: free rental appraisal, leasing and tenants, rent and arrears, inspections and repairs, reporting and reviews

Benefits of professional property management

It starts with a free rental appraisal based on current leasing evidence and local demand. We then review the rent at every lease renewal, so your return keeps pace with the market.

Every applicant is checked for identity, income, rental history and references. The right tenant is the foundation of good investment property management: they pay on time, look after your home and stay longer.

We plan each renewal well before the lease ends and market vacant properties quickly and well, so your property spends less time empty and more time earning.

Rent is tracked closely and arrears are followed up from the first missed payment, not the third. Consistent cash flow is what keeps an investment working.

Routine inspections with detailed condition reports keep you informed and help catch small issues before they become expensive repairs.

NSW tenancy law changes often. Good landlord property management keeps you compliant with the Residential Tenancies Act, including smoke alarm, minimum standards, bond lodgement and notice requirements.

Repairs are coordinated through reliable local tradespeople, with quotes compared and work checked, so maintenance is done properly at a fair price.

Monthly statements, an end of financial year summary for your accountant and a dedicated contact who answers your calls.

Property Management FAQ

A rental property manager looks after your investment on your behalf. That includes setting the rent, marketing the property, screening tenants, preparing the lease and lodging the bond, collecting rent and managing arrears, arranging repairs, completing routine inspections, handling renewals and rent reviews, and reporting to you on performance.

Property management fees in NSW are not set by law, so they vary between agencies. Most charge a management fee as a percentage of the rent collected, plus a letting fee when a new tenant is placed. We set out our fees in writing before you appoint us, so you know exactly what you are paying for.

No. Changing property managers is simpler than most landlords expect. You give your current agency notice under your management agreement, then we handle the handover of keys, the lease, bond records and tenant communication. If you switch property manager mid lease, the tenant’s lease stays in place and nothing changes for them.

We verify identity, employment and income, check rental history and references, and search tenancy databases. We then recommend the applicant who best balances rent, reliability and fit for your property, and the final decision is always yours.

In NSW, routine inspections can be carried out up to four times in any 12 month period, with at least 7 days written notice to the tenant. After each inspection you receive a condition report with photos and any recommended maintenance.

Landlords are responsible for keeping the property in reasonable repair and meeting minimum standards, while tenants are responsible for damage they cause. We arrange urgent repairs quickly, get quotes for larger jobs and ask for your approval before any significant spend.

Landlord insurance is not compulsory, but we strongly recommend it. It can cover loss of rent, malicious damage and liability that standard building insurance often excludes. If a claim is needed, we provide your insurer with the inspection reports and records they ask for.

We currently provide property management Sydney wide, supported by our offices in Clovelly, Brookvale and Balmain. We are expanding to other Australian cities over time, so talk to us if your investment property is interstate.

How a property manager benefits you

Owning an investment property should build your wealth, not take over your weekends. So, what does a property manager do for you? A good rental property manager takes care of the day to day: tenant enquiries, repairs, rent, compliance and paperwork. That frees you to focus on the bigger picture, such as your next purchase or your long term strategy.

The difference between an average and an excellent property manager shows up in your numbers. Shorter vacancies, regular rent reviews, fewer arrears and well chosen tenants all add up over years of ownership. Our investment property management approach weighs every decision, from approving a pet to accepting an application, against your return and the long term value of your asset.

Because Pivot also buys property for investors through our buyers advocacy and Pivot Invest teams, we manage with resale in mind. A well maintained, well documented property with a reliable tenant history is exactly what the next buyer or valuer wants to see.

Choosing the right property management company

Not every property management company is set up for investors. Some agencies spread a large portfolio across each manager, and your rental becomes one more file on a busy desk. When comparing property management companies Sydney wide, ask how many properties each manager looks after, how they select tenants, how quickly they respond to maintenance requests and how they report to you.

At Pivot, our residential property management is built around investors. You have a dedicated property manager, fees agreed in writing and a team that understands property as an investment, because buying the right property is what we have done for 14 years. Talk to us about your property to get started.
