Construction Project Management

Pivot Property Buyers; construction project management Sydney homeowners can rely on

Building or renovating is one of the biggest investments you will make, and the builder you hire works for their business, not yours. Our construction project management service puts an experienced professional on your side of the contract. We act as your client side project manager from the first review of the builder’s contract through to handover, so you always have someone in your corner.

We work with property owners who are renovating, completing a knockdown rebuild, building a higher end home or delivering a small development. We are not builders and we do not work for builders. Our only job is to protect your budget, your timeframe and the quality of the finished result.

That means reviewing the contract before you sign, checking every progress claim and variation, keeping you updated from site, holding the builder to the program, managing neighbours and compliance, resolving disputes and making sure handover is complete before the final payment is made.

Pivot has spent 14 years negotiating on behalf of property owners, and we bring the same discipline and attention to detail to every build. Tell us about your project and we will show you how we can help.

Our Process

Construction project management process timeline from contract review through claims, site reporting, program and compliance to handover

Benefits of using a construction project manager

We review the builder’s contract before you sign, including provisional sums, prime cost items, warranties, payment terms and timeframes, and flag anything that shifts risk onto you.

Every progress claim and variation is checked against the work actually completed and current market rates, so you only pay for what has been done, at a fair price.

Weekly site updates and a monthly progress report keep you across progress, spend and upcoming decisions, without having to chase the builder yourself.

We track the build program, follow up delays early and hold the builder to the timeframes in the contract.

We keep across approvals, certification and compliance milestones, and handle neighbour communication so small issues do not turn into formal complaints.

When disagreements arise, we work through them using the contract and the facts, aiming to resolve them on site before they escalate.

We attend the practical completion inspection, complete a defects inspection, check that warranties and certificates are in place and reconcile the final account before the last payment is released.

Need more help? We can manage design and approvals, find and tender builders, and stay with you for 6 to 12 months after completion to follow up defects.

Project Management FAQ

We act as your representative on a build or renovation. We review the builder’s contract, check progress claims and variations, report to you on progress and cost, keep the builder on schedule, manage compliance and neighbours, help resolve disputes and oversee completion and handover.

It is a project manager who works for the property owner, not the builder. The builder has a project manager too, but their job is to deliver the project profitably for the building company. Our role is to make sure the contract is followed, the price is fair and the finished build meets the standard you paid for.

A knock down rebuild Sydney project involves demolition, approvals, service disconnections, a new building contract and a long list of decisions. A project manager on your side helps you understand what is and is not included in the contract, and keeps cost and timing under control from demolition through to handover.

Provisional sums are allowances for work that cannot be accurately priced when the contract is signed, such as excavation or site works. If the actual cost runs over the allowance, you usually pay the difference plus the builder’s margin. We check that allowances are realistic before you sign, because low provisional sums are a common cause of budget blowouts.

Before each payment we check the work against the contract payment stages and confirm the stage has genuinely been reached. Variations are checked against the contract, the scope of work and current market rates. If a claim or variation is not justified, we explain why and negotiate with the builder on your behalf.

At practical completion, the build should be finished apart from minor defects. We inspect the home with you, record defects in writing and check that certificates, warranties and manuals are provided. A thorough handover inspection is your best leverage to have defects fixed before the final payment is made.

Yes. Under home warranty insurance NSW rules, a builder must take out cover for residential building work over $20,000 before taking a deposit or starting work. We check that the certificate is in place and matches your contract before any money changes hands.

We manage projects across Sydney, including the Eastern Suburbs, Inner West, Northern Beaches and North Shore. If you are looking for independent project management Sydney wide for a renovation, new home or small development, talk to us about your plans.

Pivot Pinpoint System™

Access to the entire market & find properties you can’t see

Our proprietary software provides clients with access to a broader range of properties and insights beyond standard listings. We can forecast property supply in any suburb in Australia and pinpoint those most open to price negotiation.

How a building project manager protects your build

Most building disputes start with the contract and end with the final payment. A building project manager on your side closes the gaps in between. We make sure you understand what you are signing, that you only pay for completed work at a fair price, and that the home you receive matches the plans, the specification and the standard you paid for.

Renovations carry their own risks. Hidden conditions, scope creep and variations can quickly push a budget out. Our renovation project management keeps a firm hold on scope and cost, and our renovation project manager Sydney team keeps you updated from site, so you are never relying only on the builder’s version of events.

Every client also gets proper building project management at the end of the job: a thorough handover inspection, a complete defects list, warranties and certificates collected and the final account reconciled.

Construction project management Sydney wide

From Eastern Suburbs renovations to knock down rebuild Sydney projects in the Inner West, Northern Beaches and North Shore, we manage builds across the city. As a project manager Sydney property owners can rely on, we understand local councils, approval pathways and the builders working in each area.

We also work with investors on small developments such as duplexes and townhouses, bringing a property development project management lens to builder selection and delivery. For larger or higher end homes, we provide the same residential project management discipline, scaled to the complexity of the build. If you are still looking for the right site, our buyers advocacy team can help you find it.

Why property owners need someone in their corner

Builders have project managers, site supervisors and contract administrators. Most property owners have no one. Independent construction project management levels the field, so decisions are made with full information and your interests come first.

Before work starts, make sure the builder is licensed, that home warranty insurance NSW rules require is in place, and that the contract has been through a proper building contract review. Then keep someone on your side until the last defect is fixed. That is exactly what we do.
