    Commercial Centers Appreciation Benchmark

    How close is this property to local amenities/commercial centres? Is it very close walking distance to cafes, grocery shops etc. Give this property a score out of 1 - 10, 1 being no where near local commercial centres and 10 being less than a 100m walk.

    What is the highest price paid in this suburb and how does the asking price of the property in question compare to this? Give this category a score out of 10, 10 being well below the top price paid in the suburb, 1 being the highest price ever paid in the suburb for this type of property.

    Age Size

    How old is the property? And is this in line with other properties in the area. The older the building is, the higher the risk of upkeep being required. Give this a score of 1-10, 1 being an older run down property, 10 being a property that is well maintained.

    Compared to other properties in the area, is it larger or smaller? If it’s above average, give it a higher score, if it’s below average, give it a lower score. If you are using this calculator to assess an apartment, use it’s internal size; if using for a house, use it’s land size. Give this a score out of 1-10, 1 being very small for the area, 10 being oversized for the area.

    Is public transport convieniantly located near this property? Think about train stations, bus stops, tram lines, ferry stops. Give this a score of 1-10, 1 being a property that is not located near any transport links, 10 being very well located propertry in close proximity to multiple transportation links.

    Floor plans are an important factor for people when choosing a property. Most purchasers will prefer a smaller, well laid out property rather than a larger property with an impractical floor plan. Give it a score out of 10 for general functionality, 10 being very functional and well laid out, 1 being an obviously impractical floor plan.

    Education Market Value

    Is this property well located to local schools/universities and combine that with what local school catchment it sits with in. Give this property a score out of 1-10, 1 being a 20 minutes drive or more away from local schools/universities and 10 being walking distance.
